LAND NEVER GOES OUT OF STYLE!!

Yes its winter, but it's really a good time to look for and buy ranches, hunting/recreational properties and any real estate involving land!

Why?  Because all the leave are brown, leaves are brown and the sky is gray..........like the famous lyrics, with the leaves gone, brush died down, and no insects to bother you, you can really see what the land looks like!  Not to mention the very low risk of sunburn!

But, baby it's cold outside.....Yes it is, but if you bundle up appropriately, we can drive the 6 passenger 4 wheeler, bring a thermos of coffee or hot chocolate, and we'll jing, jing jingle along!

So just because of the weather, be like Frosty!  Bundle up in your hat, scarf and mittens and let's go!

CHECK LIST or WHAT TO BRING ON YOUR HUNTING, RECREATIONAL & RURAL PROPERTY TOUR!!

Spring has sprung, and summer is a comin' in!  So you want to buy a country property - let me tell you a few tips to make your next big adventure to find your perfect piece of paradise, a little more pleasant. 

Funny thing is, I need to keep this list handy myself - after many years showing property, I am amazed at what I still forget! Red River Realty and Auction suggests the following:

                                                                              

DO:

Bring WATER
Wear  comfortable & wicking clothing/layers
Wear boots or shoes that cover your ankles, waterproof are good!                                                   
Wear jeans or long, durable pants;
Hat - help shade your eyes, tick deflector & sweat absorber; 
Fun fact: a straw western hat deflects branches, bugs and rain better than a ball cap!                             
Here's your excuse to buy a new western hat (yes, I know you really want one)
Long sleeved shirts are nice - even in summer, to protect your arms from briars, branches, insects, scratches, and the sun                                        
Sunglasses (inexpensive) & cheap reading glasses if you use them, for maps, notes, etc.
Mobile phone charger/extra battery pack
If you are allergic - poison ivy soap;
Bring your epi-pen if allergic to insect stings;
Benadryl and pain reliever

DO NOT:

Wear Flip-flops, sandals, open toed shoes or any shoes that you don't want ruined!
Wear shorts or anything that's not jeans/long pants -
Ladies: leave your short-shorts at home (and the jeweled sandals too!  ☹😭)
Wear anything that will make you cry if you lose it: jewelry, expensive sunglasses, Hermes scarves, Louis Vitton purses, valuables, etc! 
                                                                
LADIES: 
Bring Lipstick - I'm not kidding - it's about the only makeup that won't melt off your face! Make sure
  your mascara is waterproof!
(MEN TOO) Leave the perfume, after-shave, cologne at home - they attract insects! 
Under garment liners - sweat absorbing/squatting in the woods may be necessary.
Hair bands - be prepared for a bad hair day due to humidity, wind, hats, sweat, dirt, branches, etc.


KEEP SECURED ON YOU AT ALL TIMES:  BUY HUNTER ORANGE, NOT CAMO!

Both Chuck and Lorrie have lost phones, a loaded gun, camera, GPS, jackets, scarves etc. while showing property!!! (Yes, thank goodness we found the gun!!!)
So we know by experience.  There's nothing like that moment you realize your "fill in the blank: _______________" is missing, and you don't know when or where you last had it!  We have gone back much later to every location we were at, searching for that lost item until it gets so dark you can't see!  All the things you must have, listed above in our lost list, is difficult to find in the tall grass, weeds, dirt, rocky trail, mud, rain, etc.!  Sometimes, an item falls out of your pockets, off the vehicles (ATV/UTV/jeep/FJ Cruiser, etc.), so please remember to SECURE all necessary items and check for them constantly! When the items fall, they can bounce off rocks etc. and bounce to who knows where!  Some items lost have never been found. 😭😭

So remember our friend Gravity,  camera/phone/GPS/concealed carry/guns/knife/binoculars (for Big Foot sightings) must continually be secured and checked while riding in an ATV/jeep/horseback/or on Shank's mare (walking), because when these items escape, they are hard to see, and hard to remember where you last had them!!! It helps when purchasing items such as phone cases, etc. to choose hunter orange, not camo!  

Reminds me of the story where 2 hunters took their new camo- painted 4 wheelers into the woods, and lost them!!!! 

NICE TO KEEP IN YOUR VEHICLE:

Rain gear - you never know!
Wet ones
spare roll of tp
First aid kit
paper/pen for taking notes
Cooler with water/beverage/snacks
Multi-purpose tool/Swiss army knife
Clean towel
Change of clothes for the ride home (& flip-flops! Lorrie's never
without hers! 👓💄)
Trash bag for dirty or wet clothes

DON'T FORGET:

Sense of Humor - we love campfire type stories and tall tales too!
Don't be afraid to ask questions or offer suggestions
Looking at acreages and property with land takes longer - plan for the whole day or several days
Be flexible
Have fun
Keep a camera/phone camera ready in case we DO see Big Foot!

ASK IF YOU CAN BRING YOUR WELL BEHAVED, FRIENDLY DOG!

For FIDO - bring water bowl/water, treats, harness/leash, whistle, clean towel!

HORSE PROPERTIES AND ALL THINGS EQUINE/EQUESTRIAN!

For most of the horse sports, from showing saddle horses to racing, this is the end of the season. A time for trainers and riders to assess the previous years accomplishments and make new year goals for the 2016 show or race season.

Now is the time to relocate your horses to a new facility, if you're ready to either upgrade or even downsize or further specialize.  Horse folk might even be relocating their horses or operation to be closer to a trainer, a sports area, or if you race, to get in on the Oklahoma Bred race money!!!!

It's often difficult to find a genuine horse property.  I've gone to show "horse" properties of other real estate agents, and my customer's and I are surprised to see a beat up loafing shed, instead of the promised real horse stalls!

LET US INTRODUCE YOU TO SCOUTING!!! Its what we do when we list a new property


Sometimes, a definition is helpful when you're explaining
ATV or All terrain vehicles:  Merriam-Webster defines them as "a small open vehicle with three or four large wheels that is used to drive over very rough ground.Fair enough, but "rough ground" needs a definition of its own!  Of course, that is a very subjective term.  Rough ground to some means that there are unwelcome weeds in a manicured turf.  Could mean gopher holes and uneven ground, rocky ground or unmaintained mountain trail.  You probably have in your mind what "rough ground" means to you!

But when we're exploring a new hunting and recreational property in SE Oklahoma, it can mean driving our atv, 4-wheelers, or horses through "rough ground" meanings which include all of the above, plus overgrown trails, saplings that have taken over a once brushhogged path, a game trail, or any opening that it looks like you can plow through, just so you can know what the heck you're going to be marketing and showing to customers!!!

Its a rough job Scouting out new listed properties, but someone has to do it so we can safely take our customers out and let them see what's for sale and have a great time.

Sometimes, Mother Nature takes over our Scouting expedition, and when she does, its usually very humbling! 

And this time, it included tumbling the atv! A stray sapling caught the back wheel, and tossed the vehicle on its side. Since Chuck was driving slowly, he was able to just step off as the vehicle got unbalanced, and he survived unscathed and not even a bruise! A picture of scouting is worth a thousand words -and some words which aren't best seen in print!

It took a heavy jack and some straps/ratchets to get 'er upside, and then victoriously, Chuck, Valerie and I were off again to explore the beautiful 280 acres of a secluded hunting sanctuary.  We dubbed it the Oklahoma Tetons, since the property includes two peaks, where the really big bucks hang out! Since we've already got this one scouted and scoped out, if you'll looking for a large hunting ground, you'll want to see this for yourself.

Recent RAINS in Oklahoma have brought us officially out of the drought!!!   All the rivers, creeks, lakes and ponds are full!!!!!   Hope we'll have a bumper crop of fruit and pecans this year.

Leaves of Three - let them be; Unless you're a horse or goat!

Can you believe I overheard a "rash" comment around the campfire from Chuck?  He told his tale while the firelight flickered and the aroma of woodsmoke enhanced his heroic story-the listeners were captivated. The story was about the time he and he son camped in a bed of poison ivy, and it didn't bother him or his son a bit!  He went on to say he was completely immune to the stuff - I certainly believed it - he's one tough guy (he's even survived a rattle snake bite! But that's another story!)  Imagine my surprise when I heard through the vine (love my puns) that he had to make an emergency trip to the doctor for shots and other meds and bath soaks due to a severe outbreak of poison oak! 

I thought I'd dispel a few myths about the active ingredient in the plants so the rest of you won't fall prey to an ugly, and I mean ugly and itchy outbreak, which Chuck can brag about around the next campfire.  The stuff is aggravated by heat, sun, and sweat, and I can't begin to repeat what Chuck had to say about that here!  The only nice thing is he smells so sweet after his colloidial oatmeat baths!  Sounds like a cocktail to me.  Happy trails, TRAVELER 

Urushiol Oil is the stuff in poison Oak & ivy (poison sumac too) that folks are allergic to:
  • Only 1 nanogram (billionth of a gram) needed to cause rash
  • Average is 100 nanograms for most people
  • 1/4 ounce of urushiol is all that is needed to cause a rash in every person on earth
  • 500 people could itch from the amount covering the head of a pin
  • Specimens of urushiol several centuries old have found to cause dermatitis in sensitive people.
  • 1 to 5 years is normal for urushiol oil to stay active on any surface including dead plants
  • Derived from urushi, Japanese name for lacquer
Myth Fact
Poison Ivy rash is contagious. Rubbing the rashes won't spread poison ivy to other parts of your body (or to another person). You spread the rash only if urushiol oil -- the sticky, resinlike substance that causes the rash -- has been left on your hands.
You can catch poison ivy simply by being near the plants Direct contact is needed to release urusiol oil. Stay away from forest fires, direct burning, or anything else that can cause the oil to become airborne such as a lawnmower, trimmer, etc.
Leaves of three, let them be Poison sumac has 7 to 13 leaves on a branch, although poison ivy and oak have 3 leaves per cluster.
Do not worry about dead plants Urushiol oil stays active on any surface, including dead plants, for up to 5 years.
Breaking the blisters releases urushiol oil that can spread Not true. But your wounds can become infected and you may make the scarring worse. In very extreme cases, excessive fluid may need to be withdrawn by a doctor.
I've been in poison ivy many times and never broken out. I'm immune. Not necessarily true. Upwards of 90% of people are allergic to urushiol oil, it's a matter of time and exposure. The more times you are exposed to urushiol, the more likely it is that you will break out with an allergic rash. For the first time sufferer, it generally takes longer for the rash to show up - generally in 7 to 10 days.

To the best of my knowledge, horses don't have a problem w/poison ivy. However, if they eat it, and drool on you, or roll in it, then you touch them and you're sensitive to it, you can get it if the oil gets on you!

Be prepared!

Chuck and I have been out snapping photos of property he just listed, and the question What's in your saddle bag? popped into my mind.  Notice I didn't say what's in your man purse? Clearly Chuck carries around small leather saddle bags for a reason!  Nosing around when he left them on the trailer by my water bucket, naturally I was curious.   Let's see, a compass, pocket knife, handkerchief, camera, what???? Baby wipes?  Kleenex,  tape measurer, something for bug bites, lip balm, a monacle! Random bandaids, leather strings, snacks - wrapped unfortunately, bug spray, & sunscreen.  That's a lot of stuff - more than what's in Grandma's purse!  I guess if his cell phone or gps give out, that compass will come in handy, or he can just let me take him back...... Oklahoma Hunting Ranch/Recreational land for Sale

Hello Fellow Travelers!  Chuck & I are busy this July showing land and ranches, and we have it made in the Shade.  We don't want any of our friends to get heat stress when we're out in the  dog days of summer.  One of the best ways to stay cool is to wear a hat that shades your ears, face, temples and the back of your neck from the sun. These come in many styles, wide-brimmed hats, pith helmets, and straw hats and Cowboy hats!!  Light colored and breathable hats work best.  Although ball caps shade your face, they leave a lot exposed. 

Before the invention of the cowboy hat, cowpunchers of the plains wore castoffs of previous lives. Everything from formal top hats and derbies to leftover remnants of civil War headgear. Tams and sailor hats were even often worn by men moving westward. (http://www.hitching-post.net/history2.php)

The concept of a broad-brimmed hat with a high crown worn by a rider on horseback came primarily from the tradition of the Mexican vaquero. However, the cowboy hat is a by-product of many designs, including Mexican hats such as the sombrero, and various designs of wide-brimmed hats worn by farmers and plantation workers, as well as the design used by the U.S. Cavalry. The shape of a cowboy hat once depended very much on the region from which it originated. At one time a person could tell where a cowboy was from just by the crease in his hat!
